Design & Build
Design and construction of a new contemporary light industrial unit, located at Oakham Business Park in Mansfield, Nottinghamshire.
The two-storey facility provides a new headquarters for a leading aerospace manufacturer in the East Midlands. The 80,000 sq. ft building comprises workshops, office space, meetings rooms and staff facilities across two levels, along with a basement level for storage.
Constructed using a steel frame and pre-cast floor planks, the building is cladded with composite insulation panels to the walls and roof with the front entrance varying in panel orientation, texture and colour.
As part of the works, a service yard with two artic loading bays was created, along with parking spaces for 139 cars across three levels, with electric vehicle charging points.
Mechanical and electrical services formed a major package of the works, totalling £3million and involving the installation of all new utility services.
The site is bounded by an existing hedge line to the South East boundary, which has been retained by carrying out a level dig with the construction of a retaining wall. This crib lock structure reaches 90 metres in length and 2.5 metres in height. Five gabion retaining walls are also featured across the site, totalling 170 linear metres, with a retaining height of 1.2 metres.
The site is located within the heart of an existing industrial business park, adjacent to commercial premises and associated parking. During the construction phase, we worked closely with the other contractors who were developing adjacent plots on the business park, sharing delivery plans and programmes. This effective communication between all parties was instrumental to ensuring minimal disruption to the surrounding area and local businesses and ensuring health and safety of these stakeholders was protected at all times.
“It’s great to see this project completed. The collaborative working relationship with G F Tomlinson helped overcome challenges along the journey, resulting in a successful project delivery. The client can now enjoy the impressive internal space for what they do best.”
